SETTLEMENT/CLOSING OPTIONS - we will walk you through the process of signing all the documents required for you to purchase/sell your real estate. We then will make sure that the signed documents are delivered to the all the parties to the transaction as instructed. We will disburse the funds that are sent to us in accordance with the settlement statement signed by the parties. We then record the documents with the appropriate Register of Deed’s office. One of our experienced staff members will be available during this process in the event you have any questions or concerns.
TITLE INSURANCE - we work exclusively with Title Connect, LLC to handle your title insurance needs. They examine the public ownership record of your property, review real property tax records, and examine other public records when needed in order to provide assurances to you and your lender as to the ownership status of the real estate property involved in your transaction. Title Connect, LLC is authorized and licensed to issue these title policies for First American Title Insurance Company, Fidelity National Title Insurance Company, Chicago Title Insurance Company, Doma Title Insurance, Inc. – all premier title insurance Underwriter’s.
TITLE SEARCHES - this service provides you with the information that will allow you to know who the owner of the property is and what people, or other entities, have an interest in the that property. This service also allows you to check your property from time to time just to make sure that nobody is claiming an interest in your property.
TRANSACTION COORDINATION - we handle your real estate transaction from start to finish. We will work with your loan officer, real estate broker and/or lawyer to make sure that your transaction is handled properly. This coordination will make sure that lender requirements are satisfied, contractual requirements addressed and that your closing documents are in order. This service can also be extremely beneficial if you are buying or selling real estate without the assistance of a real estate broker.
